- Supportare la pianificazione e il coordinamento degli interventi di manutenzione preventiva, predittiva e correttiva affidati a fornitori esterni, curando l'aggiornamento dei registri di manutenzione.
- Monitorare lo stato operativo degli impianti elettrici, meccanici/idraulici (HVAC), antincendio e speciali (allarmi, ascensori), coordinando le verifiche periodiche con i manutentori qualificati.
- Organizzare e seguire gli interventi di manutenzione edile/civile e i servizi accessori per le sedi (verde, disinfestazione, spurghi), verificando il corretto svolgimento delle attività sul campo.
- Gestire gli aspetti operativi dell'immobile in condivisione (HCS), raccogliendo le segnalazioni interne, monitorando le utenze e coordinando gli interventi per guasti o esigenze spot.
- Curare la qualifica documentale dei fornitori tecnici (es. verifica DURC e certificazioni), l'emissione delle richieste d'acquisto (PR/PO) e il controllo delle fatture di competenza.
- Presidiare le scadenze e le pratiche burocratiche relative agli immobili, inclusi i rinnovi CPI, la gestione SCIA e le autorizzazioni per le insegne.
- Coordinare il servizio di vigilanza, la gestione degli accessi e delle chiavi aziendali.
Requisiti per il successo
- Esperienza pregressa in ambito Facility Management o Servizi Generali, con focus sul presidio della manutenzione tecnica, impiantistica ed edile.
- Capacità di individuare e segnalare tempestivamente problematiche di carattere strutturale o tecnico, pianificando gli interventi correttivi.
- Familiarità con i processi amministrativi legati agli acquisti (creazione PR/PO) e alla qualifica documentale dei fornitori.
- Capacità di gestire contemporaneamente priorità differenti, organizzando il lavoro proprio e quello dei fornitori esterni.
- Conoscenza generale dei requisiti di sicurezza e delle normative applicabili (es. antincendio).
- Buone capacità relazionali e di comunicazione per interfacciarsi efficacemente con colleghi, referenti delle varie Business Unit e fornitori.
