BIM Coordinator

Employing sophisticated three-dimensional (3D) computer assisted design (CAD) modeling and clash-detection software, the BIM Coordination team is responsible for taking conceptual layouts of Swisslog Healthcare Computerized Pneumatic Tube Systems (CTS) to fully installable models that are fully integrated into a facility’s infrastructure.

 

The BIM Coordinator will attend both on-site and virtual MEP (mechanical-electrical- plumbing) coordination meetings with other trade contractors. Under the guidance of the BIM Manager or the Project Manager, negotiate space requirements with general contractors and other trade partners. Through this often lengthy and complex negotiation/design process, the BIM Coordination team will ensure complete system install-ability and design integrity.

 

This individual is responsible for managing the budgeted coordination hours and costs on each project. If, through the coordination meetings, deviations in design result in a change in scope, the BIM Coordinator is responsible for communicating the changes to the project manager so that the budget impacts can be quantified. Ideally, this individual will use experience and negotiation skills to ensure that the best interests of the company and the customer are maintained. This process not only assists in the expectation of meeting project budgets, but also ensures that the customer receives a quality pneumatic tube system (PTS) that will operate as intended.

 

The BIM Coordinator is expected to act independently in trade coordination meetings. They will make decisions that minimize the potential for cost increases and design changes. The ability to make immediate decisions without regular oversight is critical due to the timing of the work being performed.

 

During the installation phase, this individual shall work closely with Swisslog Healthcare’s installation team to ensure that the coordinated model is carried through the construction process via detailed installation drawings representing their final coordination efforts, and shall be available for any questions that should arise.

 

Responsibilities include:

  • Attend coordination meetings and negotiate with trade contractors.
  • At the request of the project management team, assist in the coordination of the MEP trades to develop BIM program.
  • At the request of the project management team, review MEP proposed change order requests.
  • Communicate verbally and in writing with various individuals and groups (e.g. customers, suppliers, employees). Maintain and nurture relationships to ensure needs are met and any problems/conflicts are resolved.
  • Assist the preconstruction staff in the preconstruction process (budgets, scope review, constructability, scheduling, bid day preparation, proposal breakdowns, bid leveling, etc).
  • At the request of the preconstruction group, assist in preparing and/or presenting to Owners on new projects.
  • At the request of the project management team, conduct MEP project inspections to ensure quality, contract compliance, percent complete, etc.
  • At the request of the project management team, review MEP submittal data prior to submission to the design team.
  • Must be willing to travel if required.
  • Employ clash detection software to eliminate conflicts.
  • Ensure Swisslog system receives priority in the MEP coordination process.
  • Assist Project Manager with material takeoffs.
  • Identify constructability issues and address with project team.
  • Assist Project Manager with tasks stemming from MEP coordination: RFI (Request for Information) support, review of construction documents, etc.
  • Assist Project Manager in identifying scope changes due to RFI’s, ASI’s (Architects Supplemental Instructions) etc.
  • Participate in jobsite “walk downs” with trade contractors, design professionals, subcontractors, and Swisslog installation crews.
  • Develop installation drawings from coordinated layouts.
  • Manage multiple tasks and meet assigned deadlines.
  • Meet project coordination budget.
  • Perform such other special assignments as may be requested/required. These could be one-time, unique tasks or ongoing assignments.
  • Expected travel to constitute 20% or less.

What you need to succeed

Minimum Job Qualifications:

  • 2 or more years of experience with AutoCAD.
  • 2 or more years of experience with Navis Works or equivalent clash-detection software.
  • Knowledge of drawing preparation practices and procedures.
  • Previous experience in high level negotiations.
  • Previous experience managing budgets to project.
  • 2 to 3 years of mechanical systems coordination and detailing experience.
  • Bachelor’s degree preferred. Can be substituted with Associates degree in technical drawing field and 3 years related experience.
  • Ability and willingness to travel up to 20%.
  • Ability and willingness to commute into the local office 2 days per week.
  • Must be authorized to work in the United States for any employer, without sponsorship

 

Desirable, but not Essential:

  • Revit experience is strongly preferred.
  • Prior experience coordinating PTS systems in the healthcare industry is a plus.


Compensation
Salary range for this position is $62,000 - 80,000.  Salary will be commensurate with experience and skillset. We offer a comprehensive benefits package including medical / dental / vision insurance, tuition reimbursement, disability, 401k matching (up to 8%). 

Please note that this is a hybrid position (in office 2 days per week). 

The preferred location is Dallas, Texas, reporting into our Lewisville office. 

This individual may also be located in Denver, Colorado (office in Westminster), or Chicago, IL (office in Schaumburg).
